Mold Inspection

Q: When is the best time to conduct a mold inspection?

A mold inspection is best conducted in the event which mold growth is suspected. You can have your provider perform a full inspection of the entire property, or a limited inspection; targeting solely the affected areas of concern.

Q: What will the inspector report?

Upon completion of the evaluation, a mold inspector will report their key findings including areas of water intrusion, any sort of musty odor or smell, water damage present, visual apparent mold colonization or growth, and any lab test conclusions.

Q: How will the samples be taken?

There are several different tools that can be used for mold inspections. These include but are not limited to swab analysis, rotameters, spore collectors and air pumps if necessary. Typically the inspector will walk the property taking different samples at various locations.

During limited inspections, the inspector will take samples of the affected area, and focus on that sole area.

Mold Testing

After an inspection has been done, it may be wise to do a round of testing to determine if mold levels have reached unhealthy levels. If you do move to this step in the process, choosing a certified mold inspector is key to successful results. It is very important to remember that some levels of mold is considered normal. Keeping a proper baseline in mind during the testing process will help determine if the mold growth on your property is normal, or needs to be remediated.

Typically a mold test could include one of three different techniques: Air testing, surface testing or bulk testing. Since each test has their own set of strengths and weaknesses, a certified mold test may include one of these tests or a combination of all three.
